Confirm zoning and disclosures. Current Town district, or County zoning outside town limits. If you are selling five or fewer parcels of unsubdivided land in an unincorporated area, Arizona law requires an Affidavit of Disclosure at least seven days before transfer, and the buyer has five days to rescind after receiving it.

"Can I drill a well here, and where?" Any well records from the area help, and so does a site sketch showing where a well could sit at least 100 feet from a future septic system, which is the state rule.

"What can I build under the current zoning?" Inside town limits, that is the Town district since July 2026. Outside town limits, it is Pinal County zoning.
"How do I get in?" Recorded legal access is worth a lot. Access that depends on a neighbor's driveway or an unrecorded agreement makes buyers and lenders nervous.
"How far is power?" A utility quote or even a measured distance to the nearest line takes guesswork out of the buyer's budget.
