You want an arena with footing suited to your event, room to lunge and warm up, and trailer access that makes early hauls easy.
Reining. Footing is everything. A reining arena needs a firm base with the right top layer for sliding stops, and a facility that drains well after monsoon storms.
Dressage. A standard dressage arena is 20 by 60 meters, so lot size and open space rules decide whether a full-size arena fits. Level, consistent footing matters more than anything.
Trail riders. If the McDowell Sonoran Preserve is your weekly ride, proximity to Brown's Ranch or Fraesfield trailheads may matter more than arena size. Brown's Ranch has parking for 24 horse trailers and water for horses.
When the property fits the discipline, you stop fighting your own setup. That is worth more than any finish inside the house.
