Current listing inventory is running around 860 active listings with a median list price near $540,000. The Broader Phoenix Metro Picture

Zooming out, the Phoenix metro median sale price has been running around $465,000 over recent months, actually up about 3.1% year-over-year — so the picture isn't uniformly soft everywhere, it varies meaningfully by specific submarket. Inventory across the metro remains below long-term averages, with roughly 1.57 months of supply, which still tilts conditions toward sellers in most price tiers even with the slower pace compared to the peak boom years.

Slower days-on-market and cooling prices in specific submarkets like Chandler mean more room to negotiate than buyers had in 2021-2023. This isn't a crashed market — it's a market correcting toward something more sustainable, which is good news if you've been priced out of the frenzy pace of the last few years.
